None of those. We are the team that runs your renovation between signing with a contractor and breaking ground. We build the design concept, curate selections, place every order, manage every lead time, warehouse every material, and hand your contractor a build-ready packet. Your contractor still does the build. You still own every decision.
How much does this cost?
We earn a markup on the materials and services we source and manage on your behalf — the same way a designer or architect would. Materials are sourced at trade pricing and billed at cost plus a markup. Permits and warehousing are billed the same way. There are no separate design fees or project management fees, no retainers, no surprise charges. Everything is disclosed upfront and agreed to before we begin.
I already have a contractor I trust. Can we still work together?
Yes — and that is the most common arrangement. You bring the contractor; we run the procurement, warehousing, permits, and project administration on top. Your contractor receives a build-ready packet before day one and stays focused on the build itself. Many contractors prefer it this way.
Do I lose creative control?
No. You approve every selection before anything is ordered. We build the concept and present curated options for each material, finish, and fixture — but nothing moves without your sign-off. Our job is to make your decisions easier and your confidence higher, not to decide for you.
What is a 'build-ready packet' and why does it matter?
It is a complete specification document your contractor receives before the build starts — every material, finish, dimension, and order confirmation in one place, with materials staged at our warehouse and a delivery schedule tied to the build sequence. It is the difference between a build that runs on a plan and one that runs on phone calls.
Do you only work on full renovations?
We work on full renovations and on smaller scopes that share the same coordination problem — kitchen-only, primary bath, addition, finished basement. The shape of the work matters less than whether procurement, warehousing, and contractor handoff are the bottleneck. If they are, we can help.
